Ballpark District Denver Homes

Located north of Denver’s Central business district, and generally considered to be bounded by 18th and Blake Streets, Broadway and the Central Platte Valley rail yards on the north. This part of Downtown was established early in Denver's history, growing alongside the railroad tracks that carried goods and raw materials into the city's industrial marketplace. Today, North Larimer Street, the commercial thoroughfare in Ballpark real estate district, offers a unique mix of 19th century architecture and new upscale tenants who frequent the many shops and businesses that have also taken their place in this newest addition to Denver’s ongoing redevelopment of the city’s center.

In 2002 the city of Denver designated Ballpark an historic district. This allowed developers in the Ballpark real estate district to follow a simple plan: buildings with no value were razed, creating space for new construction, and older warehouses and buildings that still defined this neighborhood's historical uses were to remain. Ballpark real estate is zoned industrial, so a good number of the warehouses and commercial structures are still active, and trees are as not as prevalent as they are in other city center neighborhoods like 7th Avenue historic district, or Capitol Hill. But new residential living spaces like Welton Place, a condominium community scheduled for completion in early 2009, and The Blake Street Lofts, are just two examples of recent renovation taking place in the Ballpark real estate district. Many of the original warehouses have been stripped down and updated, offering new loft and condominium space, and housing options for a wide range of prices and lifestyles.

About Ballpark, Denver Colorado

A major change in the Ballpark neighborhood's landscape came in 2002 with demolition of the Broadway viaduct, whose bridge structure cut through the middle of the neighborhood. But a new four-lane underpass, enhancing the Ballpark’s pedestrian environment and improving its visual and pedestrian connection to Downtown Denver, has replaced the old viaduct. At 20th and Broadway, the towering 32-story One Lincoln Park, will have lower apartment units available in August 2008, and penthouse apartments open in October. Home to busy restaurants, pubs, theatres, and organizations, the Ballpark district will soon benefit from a number of planned transit stations, under the FasTracks transit program, that will eventually connect Denver International Airport to Downtown Denver.
