Should I Insist Upon a Standalone Website for My Home?

When meeting with real estate agents to discuss the sale of your home, one area you should certainly discuss is marketing strategies. Undoubtedly, you want to find a real estate agent who will fully utilize the Internet and all of the possibilities that it presents. While any reputable real estate agent will have home listings on his or her Website, you may be wondering whether or not you should insist on a standalone Website that is dedicated solely to your home. Although there are a few distinct possible exceptions to the rule, such as celebrity homes that have hit the market, it is generally better to stick with the agent’s multi-listing Website. Here is a look at just a few reasons why.

Reason #1: Search Engine Rankings

One reason to avoid creating a standalone Website is the fact that it is not going to rank very high in the search engine rankings. Websites can take several months to reach a high level in the search engine rankings, and any reputable real estate agent will have already taken the necessary steps to get his site higher on the rankings list. When creating a standalone Website, the likelihood of achieving a high ranking and bringing in potential buyers within the short amount of time it is on the market is quite slim.

Reason #2: Viewer Traffic

Since you are not going to achieve a high search engine ranking, most potential buyers will never see your home online unless they have been specifically directed toward your Website. On the other hand, when your home is listed on the agent’s main Website, it is likely to get far more views as potential buyers browse through that agent’s listings. As such, you will significantly reduce the pool of potential buyers if you choose to create a standalone Website instead.

Reason #3: Investment

When creating a standalone Website for a single home, additional steps must be taken to ensure it is properly marketed. For example, your agent may need to initiate a pay-per-click campaign in order to draw traffic to the site. Furthermore, building and optimizing a Website costs money. Therefore, it is important to consider the return on investment when deciding if a standalone Website is worthwhile. If the home is valued at several million dollars, has unique features that can be highlighted on a standalone Website or is located in an unusual location, a standalone Website may be worthwhile. Otherwise, it is probably best to just stick with the agent’s usual Website.
