A good deal of the land here is given over to commercial property, but the roughly 4000 residents, have a recent history of staving off further business development. With great views of Downtown Denver, easy access to retail and restaurant establishments, and what amounts to private access into the city, by way of the 23rd Street Overpass, residents of the Jefferson Park real estate district, enjoy a unique urban lifestyle.

The real estate architecture here closely reflects its era. A good man of the single family homes found in the Jefferson Park real estate area date from the early 1900s, while many of the apartment complexes and multi-family dwellings date from the 1950s. Recently, there has been a fair amount of residential renovation in the northern portion of the Jefferson Park community, as developers find building opportunities in nearby, and more well-known Highlands neighborhood, harder to come by. Considered one of Denver’s last affordable neighborhoods, residential real estate in Jefferson Park has seen recent high demand from investors, developers and those looking to live at the city’s center. Average sales prices in the Jefferson Park real estate area run around $230,000, or about $184 per square foot.

In the early 1990’s a controversial large-scale development threatened to destroy the architectural character of the Jefferson Park community, condemning many of its 19th Century homes, and turning the namesake park into an amphitheater. But by the end of the decade Jefferson Park had been designated a focus neighborhood by the city of Denver, and investments in infrastructure and beautification have shown a considerable return.
