The Community of Overland Park
Overland Park real estate district is bordered by West Mississippi Avenue on the north, South Broadway to the east, West Yale Avenue on the south, and the South Platte River to the west. This working-class neighborhood, home to Denver's first recorded settlement in 1858, is a collection of residential streets, active commercial districts and major industrial parks. The value of real estate in the Overland area has increased consistently since 2003, as homebuyers and developers eye the potential in this centrally located Denver neighborhood, despite it being wedged between two major industrial parks, Identified primarily by its retail and commercial corridor, Santa Fe Drive, Overland Park real estate has seen a significant amount of investment in recent years, as offices, shops, restaurants and banks have begun to renovate the historic building that house them.
Many of the homes on Overland Park real estate date from the turn of the century, as single family detached houses, from a variety of architectural styles, stand beside Two-story brick Victorians, duplexes, and brick bungalows, in the Overland landscape. This broad range of housing types makes it an attractive center city neighborhood for purchase, or investment. Median sales prices for the first quarter of 2008 came in right at $148,000.

Residential amenities in Overland Park real estate come in the form of a network of parks, trails and open-space areas that run along its western border, the South Platte River, and just south of West Evans Avenue, Grant-Frontier Park is believed to be the original location of the first settlements in Denver. The first ever golf course west of the Mississippi River was Denver’s historic Overland Park Golf Course, opened in 1895. The city took over the land in 1919, and through the years the property was used for many other purposes. But the land has once again reclaimed its namesake, as now more than 7000 golfers hit the links there each year. Overland Park real estate itself is a community in transition its true value perhaps, not yet fully appreciated. But this surely will not last.
