Denver's City Park area is located just northeast of downtown Denver, south of 23rd Avenue to Colfax, and west of York Street to Colorado Boulevard. People are returning to the City Park real estate community because of its close proximity to the downtown area and the unique lifestyle it offers. Renovation of some of the stately old buildings for residences, offices, retail shops, restaurants, and service businesses has helped renew the residential character and urban vitality of the City Park neighborhood.

After struggling with a period of decline, City Park has been revitalized in recent decades, enjoying now a structural and residential revitalization. The number of new condominium and town home projects has increase significantly in recent years. As a result some new residents may opt for elegant condominium living. Others may choose a newly renovated single-family home, or tackle their own renovations in one of the tried and true turn-of-the-century structures. Home prices in City Park neighborhood, like architectural styles there, vary.

Denver's "Uptown" neighborhood, City Park West, is bounded by Twentieth and Twenty-third Avenues, York Street, Colfax Avenue and Broadway. Many of Denver's most ornate and expensive homes were built in Uptown during Denver’s early growth in the late 1800’s. Today the economic vitality for City Park West centers around what has grown to become the largest hospital network in the Rocky Mountain region. This complex of medical facilities in the heart of City Park West is an ongoing asset to the community, contributing financial strength and a substantial employment base.

City Park West is comprised primarily of single-family homes, and small apartment buildings. Like many of Denver’s Center City Districts, City Park West is experiencing a number of multi-family building projects that reclaim vacant parcels amidst the mature landscape and classic early 20th-Century homes, the district is known for. Uptown is a neighborhood of families, and parents are given high marks for school programs requesting their participation.

A rare combination of expansive park space and close proximity to downtown make the City Park Neighborhood a popular choice for Denver residents. City Park itself is a 320-acre home to the Colorado Museum of Nature and Science, The Denver Zoo, a golf course and a host of other outdoor venues that help sooth the stresses that often accompany urban living. East Colfax Avenue, Denver’s main east/west arterial, and 17th Avenue both add vital commercial life to this classic urban district.
